In Schaerbeek, the Esterel Residence (32 housing units) wanted to insulate its roof, install photovoltaics (PV), and replace its oil-fired boiler. Its works reserve fund only covered one out of the three projects.
Watt Matters financed the other two, with no loans or call for funds required:
- Third-party PV investment: Watt Matters installs and finances the panels, remains the owner, and earns revenue from the electricity generated. The co-ownership only pays for what it consumes.
- Heating system leasing: Watt Matters finances and installs the gas heating system, retains ownership, and handles maintenance. The co-ownership pays a rental fee, with no upfront investment.
Result: The entire budget went toward insulation, which optimized the EPC rating and enabled the installation of 51 kWp of PV—generating 42,020 kWh shared preferentially among residents via an energy community.
Watt Matters remains the owner for 15 years, and its remuneration depends on PV production and heating system availability: a win-win model.
